Sweetwater Real Estate

Known as “Little Managua” for being home to the highest percentage of Nicaraguans and Nicaraguan-Americans in the United States, and driven by the motto “Family, God, Education!”, the City of Sweetwater in Dade County is nowadays a well-established community of nearly 21,000 people (per 2015 estimates). The city has a city hall complex, a county fire station, a full-service police department, four parks, fourteen shopping centers, and more than 6,400 housing units, among other conveniences.

During the 1970s, Sweetwater experienced some important development and doubled its population, mainly due to three events – the inauguration of Florida International University near the city southern limits, the construction of the State Roads 826 and 985 to the north and west, and the finding of Sweetwater by the Hispanic community from Dade County.

As for the real estate market, it is stable now, with a median home sale price of $217,000 and a median apartment rent of $1,750 per month. The median household income is $32,500 and about 58% of the residents are homeowners. The cost of living in Sweetwater is 8.5% higher than the U.S. average (June 2017).
