Atlantic Beach Real Estate

Atlantic Beach, in Duval County, is one of the communities in northeast Florida that make up part of the Jacksonville Beaches – a group of towns in the northern part of a barrier island on the First Coast that are included in the Jacksonville metro area, but separated from the city’s main area by the Intracoastal Waterway.

Around 1900, when the Mayport branch of the Florida East Coast Railway was built, the City of Atlantic Beach was just a small community by the sea. The area started to develop in the 1940s and 1950s, with the opening of the Mayport Naval Station, and the building of the Matthews Bridge, respectively. Now it is a predominantly residential community with a population of approximately 13,200 (2015).

The cost of living in Atlantic Beach is 26% higher than the national average. About 71% of the residents are homeowners and the median household income is $65,000. The real estate market is very hot now, with a home median sale price of about $363,500 and a median apartment rent per month of $1,700 (2017).

Atlantic Beach offers 2 miles (3.2 kilometers) of beaches with 14 points of access to the ocean, nearly 65 acres (26 hectares) of woodland, and several parks offering active and passive recreation areas, including the Dutton Island Preserve – the city’s largest park.
